What Curbnote is

Curbnote reads the public details of a real estate listing you are viewing and cross-references them against public records: assessor data, FEMA flood maps, environmental and zoning layers, and similar sources. It shows you facts and links you to where each one came from.

Curbnote does not score, rate, rank, or recommend properties, and it does not tell you whether a property is a good or bad purchase. Whether any fact matters is your judgment to make.

What Curbnote cannot tell you

Curbnote surfaces what public records can show. That is not the universe of what can be wrong with a property. An empty result means we detected no discrepancies in the records we can read. It does not mean the property is sound.

Public records are frequently incomplete, out of date, or wrong, and coverage varies by jurisdiction. In Virginia in particular there is no statewide assessor, so assessment and tax history are unavailable in many localities. Verify anything you intend to rely on directly with the source agency.

Curbnote is not legal, financial, real estate, appraisal, or environmental advice, and it is not a substitute for a home inspection, a title search, an attorney, or a qualified professional.

Not a consumer report

Curbnote is not a consumer reporting agency and its output is not a consumer report under the Fair Credit Reporting Act. You may not use Curbnote to make decisions about a person's eligibility for credit, insurance, employment, or housing tenancy, or for any other purpose covered by that Act.

Accounts

Searching requires an account, created by signing in with your email address and a one-time code. You are responsible for access to that email address. One account is for one person; do not share credentials or resell access.

You can delete your account and all associated data at any time from the extension's settings, or by emailing help@curbnote.net.

Free beta

Curbnote is currently in a free beta. Every account has unlimited searches, no payment method is required, and no charge of any kind is made. Beta access may be paused, throttled, or changed while the product is still settling.

We will email you before the beta ends and before any paid plan could begin to apply to your account. Nothing converts to a paid subscription automatically at the end of the beta; you would have to choose a plan and enter payment details yourself.

Subscriptions, renewal, and cancellation

When paid plans are active, they work as follows. A free tier allows a limited number of distinct properties per calendar month. Paid tiers, currently Pro at $20 per month and Unlimited at $50 per month, raise or remove that limit. A “search” is a distinct property; re-opening a property you have already looked at this month never counts again, even at your limit. Allowances reset on the first day of each calendar month, UTC.

Paid plans are recurring subscriptions. They renew automatically each month, and your payment method is charged each month, until you cancel. Prices are in US dollars and exclude any tax that may apply.

You can cancel at any time from the billing portal linked in the extension, which is reachable in two clicks and requires no email or phone call. Cancellation stops future charges and takes effect at the end of the period you have already paid for; you keep access until then.

Payments are processed by Stripe. Card details go directly to Stripe and never reach our servers. If we change prices, we will give at least 7 days' notice by email before the change applies to your subscription, and you may cancel before it takes effect.

Refunds. Charges are generally non-refundable, and cancelling does not retroactively refund the current period. That said, if Curbnote did not work for you or you were charged unexpectedly, email help@curbnote.net within 30 days and we will refund you. Nothing here limits rights you have under the consumer law of your state.

Acceptable use

Use Curbnote to evaluate properties you are considering, not to compile information about the people who live in them. Do not use it to harass, defame, stalk, or discriminate, or in any way that violates fair housing law.

Do not scrape, resell, or redistribute Curbnote's output in bulk; do not attempt to circumvent search limits, rate limits, or authentication; do not reverse-engineer the service beyond what applicable law permits. The underlying records are public. The tool exists to help one buyer at a time read them more easily.

We may suspend or terminate an account that breaks these rules, or that places a load on our sources that threatens access for everyone else. Where it is reasonable to do so, we will tell you why.

Availability

Curbnote depends on public data sources we do not control. Those sources go down, change format, and occasionally disappear. We make no uptime guarantee, and a source outage may mean a thinner dossier or none at all. Curbnote is provided “as is” and “as available”, without warranty of accuracy, completeness, or fitness for a particular purpose, to the fullest extent the law allows.

Limitation of liability

To the fullest extent permitted by law, Curbnote and its operator are not liable for indirect, incidental, consequential, special, or punitive damages, or for lost profits, lost opportunities, or the outcome of any property transaction.

Our total liability for any claim relating to Curbnote is limited to the greater of the amount you paid us in the twelve months before the claim, or twenty-five US dollars.

Some states do not allow certain limitations, so parts of this section may not apply to you. Nothing here excludes liability for fraud, or for anything else that cannot lawfully be excluded.

Changes to these terms

We may update these terms. The “last updated” date above always reflects the current version. For material changes that affect your rights or what you pay, we will give notice by email to account holders at least 7 days in advance. Continuing to use Curbnote after a change takes effect means you accept the updated terms.

Governing law

These terms are governed by the laws of the State of Maryland, without regard to its conflict-of-law rules. Disputes will be brought in the state or federal courts located in Maryland, except that either party may bring an individual claim in small claims court. This does not deprive you of the protection of mandatory consumer law in your own state.
